Please understand that the commission offered to cooperating Wyoming ranch brokers is determined by agreement between the seller and Empire Realty, Inc. Hence, commissions may vary by listing. In some cases our listing agreements call for a higher commission if we cooperate with another broker.
Prior to presenting any of our Wyoming ranch property listings to your buyers, please call us for a Co-Brokerage Agreement. Such agreement sets forth the terms and conditions of cooperation and must be completed prior to any showings. Cooperating Brokers must be licensed with the state where the property is located.
Prior to engaging in any discussion or arrangement incidental to a sale, purchase, exchange or lease, and prior to entering into any written agreement with a buyer or seller, a Nebraska/Wyoming land broker shall make a written disclosure of applicable brokerage relationship. Please have your buyer read, review, and sign the Brokerage Disclosure as per these terms. Empire Realty, Inc. does not offer sub-agency.
It is Empire Realty’s policy to have all buyers financially pre-approved prior to any showing. We respectfully require the cooperating broker to provide us with the buyer’s financial ability to consummate a purchase on the subject property (ies), prior to any showing.
